Settlement Is Where It Starts: Paul Cluff on Mortgage 180 and the Business of Aftercare

For most brokers the relationship ends at settlement. For Paul Cluff, that's where it begins. A former Bank of Queensland franchise owner with 40 years in financial services, he built MoneySmith Group around Mortgage 180, a trademarked system that coaches clients to pay off their loan faster, reviewed at least once a year like a personal trainer for your mortgage.

Key takeaways
  • Paul spent a decade owning a Bank of Queensland franchise in Brisbane, sold it back to the bank, and started MoneySmith Group from scratch on the NSW coast in 2016, modelled on the old trusted local branch manager.
  • His edge is Mortgage 180, trademarked software inside a wider method he calls mortgage optimisation. The broker runs it and delivers the outcomes, and he says most clients are on track to pay off their loan in half the time.
  • The real service starts after settlement: a foundation kit up front, then reviews at least annually to adjust for rate changes, pay rises, new children and new goals. He compares it to a personal trainer for your mortgage.
  • Every client gets a 1-to-100 score based on their account structure, excess cash flow, progress against the plan and how engaged they are. It's done by hand for now, with a platform in development.
  • He runs GoHighLevel with the optimisation touchpoints built in, doesn't pay referrers so compliance stays simple, and wants MoneySmith to go national as 'the home of mortgage innovation', with him as the inventor in the background.

Ask most borrowers what their broker did after settlement and the honest answer is nothing. The loan was written, the commission was paid, and the client was left to pay it off over 30 years on their own. Paul Cluff built MoneySmith Group on the opposite idea.

In this episode of The Finance Operator, Paul walks host Daniel Rasmus through 40 years in financial services, the trademarked Mortgage 180 system at the heart of his business, the 1-to-100 score he gives every client, and why he'd rather stay in the background as the inventor than be the face of the brand. Press play above to hear it in full.

The one-line version
Getting a loan is the easy part, and every broker can do it. Win on aftercare: give clients a plan to pay the loan off faster, review it every year, score their progress, and let the results bring in the referrals.

From bank franchise to broker

Before broking, Paul owned a Bank of Queensland franchise in Brisbane for a decade. He sold it back to the bank, moved to the Northern NSW coast, and started MoneySmith from nothing in 2016. The model he carried over came straight from the branch.

People saw me as the local branch manager. Back in the old days, the branch manager was the be-all and end-all. Clients used to come to you and confide everything financially to you.

Paul Cluff, MoneySmith Group

What made him leave the bank was choice. A franchise ties you to one lender and one set of policies. As a broker, if a client doesn't fit one bank's policy, he can find a lender where they do. He started the business with both mortgage broking and financial planning, and today he concentrates on the lending side.

What Mortgage 180 actually is

Mortgage 180 is software Paul built himself, trademarked in Australia and internationally, that models a client's mortgage and maps out how to pay it off sooner. It sits inside a wider method he calls mortgage optimisation, which he sees as a new segment of the industry.

As a standard, most people are on track to pay off the loan in half the time, and a lot of them are ahead of that schedule. The usual tips brokers and bankers give are complementary. The main part is the system I've produced.

Paul Cluff, MoneySmith Group

Clients don't log in to anything. The broker runs the software and delivers the outcomes, starting with a foundation kit at the beginning: a small set of documents with the Mortgage 180 plan inside. An app is planned, likely launching in the US first, where Paul has developers in New York modelling the system and talking to financial institutions about a trial.

Why the service starts after settlement

Paul's view of the industry is simple. People go to a broker or a bank for one transaction, to buy or refinance. Once the loan settles the conversation ends, and most drift into the passive 30-year schedule. Mortgage optimisation fills the gap between that transaction and full financial advice.

Think of it like a personal trainer. A personal trainer is there to tap you on the shoulder and keep you on track with your fitness goals. That's pretty much what we're doing, with hints and tips along the way to maximise their ability to pay off their loan.

Paul Cluff, MoneySmith Group

Reviews happen at least once a year, because a lot changes in twelve months: rates move, incomes and household spending change, a new child arrives, goals shift. Clients are also encouraged to come back sooner. When someone rings to say they've had a pay rise, Paul adjusts the plan straight away. The more engaged a client is, the more likely they follow it through.

Why he built it

The trigger was partly professional and partly personal. Over the years he watched too many clients struggle when a little help along the way could have changed the outcome. At the same time he was asking how to improve his own wealth, and started modelling it.

I wanted to eliminate a fair bit of investment risk. I wanted a situation where people could just use their own cash flow to do it, and it had to be very simple. People will not follow things if they're complex.

Paul Cluff, MoneySmith Group

He worked out the formulas by hand, tested them, and built from there, spending hundreds of thousands of dollars on the software. It's also a growth strategy. Every broker's day revolves around finding leads, and Paul sees genuinely helping people as the most honest way to get them: help one client properly and they tell others.

Anyone can get a loan for someone to buy a home. We're all given the same modelling and just about the same banks. You want that little edge, and quite often I'm winning business from other brokers because I have the modelling.

The 1-to-100 client score

Alongside the plan, every client gets a score out of 100 showing how they're tracking, plus where it could be and what to do to get there. That gives them a goal, and gives the broker a reason to make contact. Paul does the scoring by hand for now, using a trademarked method, with a separate platform in development.

  • Account structure: how the client's accounts are set up.
  • Excess cash flow: what's left over each month to put to work.
  • Progress: whether they're on track with the system's outcomes.
  • Engagement: how involved they are, including points for turning up to the review.

For Paul the annual check-in is also the broker's best networking moment. Helping a client improve their score is the natural time to ask for a referral.

The team and the systems

MoneySmith isn't a big business. A couple of brokers work under the brand using the program, with a couple of VAs and Paul's partner supporting them, and more VAs on standby for specific roles as it grows. Paul anticipates the obvious question about how a small team keeps up with every review:

Most of you are probably thinking, how's he going to manage this with the reviews? I'll have a team behind me that helps with the lending process, the onboarding process and the post-settlement process, and we'll grow that team as required.

Paul Cluff, MoneySmith Group

The CRM is GoHighLevel, with the optimisation touchpoints built in: the regular shoulder taps, hints and tips. The next step is putting the Mortgage 180 platform online and linking it to GoHighLevel, so review dates flag automatically, documents go out by themselves and a VA manages the process. Part of it runs manually today, and he expects it to be fully electronic by the end of the year.

Where clients come from

New business comes from the usual places: Google sends people to the website, the website explains what MoneySmith does, and the phone rings. Referrers and existing clients make up the rest. One thing Paul doesn't do is pay referral fees.

I'd like to keep things simple, and it adds another layer of compliance. If you overcomplicate things you might leave yourself vulnerable. I like to keep conservative and compliant. I'm not saying paying a referrer means a dodgy deal, but I don't want to be seen in that space at all.

Paul Cluff, MoneySmith Group

His pitch to referrers is the service itself: their clients get the best experience and often an out-of-the-box idea, which makes the referrer look good.

Where AI fits

Now in his 60s, Paul admits he was sceptical of AI at first. The more he used it, the more he understood both what it can do and where it goes wrong.

Don't treat it as the source of all information. It's scraping what's out there. It gives you an idea, and you can implement some of those ideas, but always put in your own and you'll get a result closer to what you're after.

Paul Cluff, MoneySmith Group

In practice it has already helped him build the platform and integrate it with GoHighLevel, and his US developer uses AI tools throughout. He plans to keep bringing it into the business for the basic, time-consuming tasks it can streamline.

Where MoneySmith goes next

Paul's vision is big. Today he has what he calls 'two and a half offices'. He wants MoneySmith to go national, keeping physical offices because people still like to meet face to face and a solid office builds trust.

We're the home of mortgage innovation. It's a new industry sector, so why wouldn't we? I know it sounds a bit big, but you've got to think big.

Paul Cluff, MoneySmith Group

For now he wants to keep Mortgage 180 within MoneySmith, while staying open to conversations with other brokers and possibly partnering with financial institutions or aggregators once it's proven at scale. He isn't planning to retire either. He wants the business to become a vehicle that runs without him writing loans, something his family can be proud of, with him working on it full-time as the inventor rather than the face.

I don't really want to be the face of it. I just want to be the person in the background, the inventor.

The Finance Operator's playbook

If you want to borrow from how Paul built MoneySmith Group, here's the short version:

  1. 1Compete on aftercare, not access. Every broker has the same lenders. Make what happens after settlement your difference.
  2. 2Give clients a plan, not just a loan. A clear path to paying it off sooner gives them a reason to stay engaged.
  3. 3Review at least once a year. Rates, incomes and families change, and the plan has to change with them.
  4. 4Score progress. A simple number gives clients a goal and gives you a reason to get in touch.
  5. 5Keep it simple. Clients won't follow a complicated system. Make it simple enough that they can see the progress.
  6. 6Build the touchpoints into your CRM. Regular check-ins and tips shouldn't depend on someone remembering.
  7. 7Grow support before you need it. VAs for onboarding and post-settlement work keep reviews from slipping as the book grows.
  8. 8Keep compliance clean. Not paying referrers is one less layer to manage.
  9. 9Use AI as a starting point, not the answer. Add your own judgement to whatever it gives you.

Paul's message to brokers is that the loan is only the beginning. You can find out more about Mortgage 180 at MoneySmith Group.

What is Mortgage 180?+

Mortgage 180 is trademarked software created by Paul Cluff that models a client's home loan and maps out how to pay it off faster using their own cash flow. It sits inside a wider method he calls mortgage optimisation. The broker runs the software and gives the client a plan in a foundation kit, then reviews it at least once a year.

What is mortgage optimisation?+

Mortgage optimisation is Paul Cluff's term for actively managing a home loan after settlement rather than leaving the client on a passive 30-year schedule. It sits between mortgage broking and financial advice, combining a pay-off plan, regular reviews, a 1-to-100 progress score, and ongoing hints and tips.

How does MoneySmith score its clients?+

Each client gets a score from 1 to 100 based on their account structure, excess cash flow, progress against the Mortgage 180 outcomes and how engaged they are, including points for attending reviews.
